What should I know before my
son/daughter chooses a new apartment home?
A lease is a basic agreement between your child and the owner of
the community. The lease is legally binding and enforceable through
the legal system. If they choose to move out before the end of the
lease terms, the resident could still be responsible to pay the
remainder of the lease agreement.
What deposits are required?
The deposits are $250.00 for a 1 bedroom/1 bath, $350.00 for a 2
bedroom/1 bath and $450.00 deposit for a 3 bedroom/2 bath unit.
Deposits will be refunded after final inspections are completed
with no damages to apartment or furnishings. Deposits could be
higher if you cannot get a guarantor.
Is renters insurance required?
No, however it is encouraged. Renters insurance is a policy you can
purchase to protect your personal property as the
management/landlords is not responsible for replacement to tenants.
Replacement of your belongings if they are damaged, lost, or stolen
could be covered. TCC does not promote any specific insurance
coverage company to use.
What type of apartments are
Spanish Trace Apartments offers 1, 2, and 3 bedroom floor plans.
With six different options to choose from, ask your leasing
specialist which floor plan may work best for you based on what you
are looking for in your new apartment home.
How close is the community the UF
Located directly across from Butler Plaza, we are only one mile
from the University of Florida, Shands and the VA Hospital.
Residents can enjoy the convenience of a bus stop located just
outside the property, as well.
What is your pet policy?
We are pet friendly with no breed restrictions up to 80 lbs. The
pet fee ranges from $250-$350, and pet rent ranges from $25-45.

When is rent due?
Rent is due on the 1st of each month and will be considered late on
the 4th. There are late fees of $50.00 on the 4th and $10.00 each
day after until paid in full. If rent is not paid by the 15th, the
unpaid amount will be sent to collections. Online rental payments
through the Resident Portal App can be automatically set up.
Do you allow short-term leases?
We have a very limited number of off-season leases ending in
December and May, and will be offered on a first-come, first-served

Yes. However, the resident will be responsible for finding his/her
own sublet. Once someone has agreed to take over the lease, both
parties will work with the leasing team to complete any necessary

Yes, if a new resident does not attend school and meets all our
approval criteria, he/she can also live at Spanish Trace
What if my child doesn’t get along
with his/her new roommates?
We suggest that the roommates have a discussion of boundaries
immediately after moving in, even if they have known them for a
long time. This will help with establishing guidelines for living
together. We ask that roommates attempt to talk about any issues
within the household prior to contacting the leasing office. If
they are unable to resolve, the leasing team may be able to assist
with the outcome on a case-by-case basis.
Do I have to pay for parking?
Parking is free and on a first come, first served basis. Residents
and their guests can park anywhere within the community.
Does Spanish Trace Apartments provide
We have a Gainesville Police Department courtesy officer who lives
on site. We take every effort to be a safe community. We also have
a neighborhood watch meeting each month. However, it is the
resident’s responsibility to lock up his/her personal belongings
