What should I know before I move
in?
A lease is a basic agreement between you and the owner of the
community. The lease is legally binding and enforceable through the
legal system. If you choose to move out before the end of the lease
terms, you could still be responsible to pay the remainder of the
lease agreement.
What deposits are required?
Your
deposit will depend on the outcome of your rental application
review. Deposits start at $250 for a 1 bedroom/1bath, $350 for a 2
bedroom/1bath and $450 for a 3 bedroom/2 bath home. Deposits will
be refunded after final inspections are completed with no damages
to apartment home or outstanding charges.
Is renters insurance required?
No, however it is encouraged. Renters insurance is a policy you can
purchase to protect your personal property as the management is not
responsible for replacement to residents. Replacement of your
belongings if they are damaged, lost, or stolen could be covered.
TCC does not promote any specific insurance coverage company to
use.
What type of apartments are
available?
Spanish Trace Apartments offers 1, 2, and 3 bedroom floor plans.
With six different options to choose from, ask your leasing
specialist which floor plan may work best for you based on what you
are looking for in your new apartment home.
What is Close by?
Located directly across
from the shopping and restaurants at Butler Plaza, we are only one
mile from the University of Florida, Shands and the VA Hospital.
Residents can enjoy the convenience of a bus stop located just
outside the property, as well.
What is your pet policy?
We are pet friendly with no breed restrictions up to 80 lbs. The
pet fee is $350 per pet, and pet rent is $45/monthly per pet.
When is rent due?
Rent is due on the 1st of each month and will be considered late on
the 4th. There are late fees of $50.00 on the 4th and $10.00 each
day after until paid in full. Online rental payments through the
Resident Portal App can be automatically set up.
Do you allow short-term leases?
We offer lease terms ranging from 8-13 months. For any lease term
under 11 months, there are additional charges.
Do You Allow Reassignments?
Yes. However, the resident will be responsible for finding his/her
own reassignment. Once someone has agreed to take over the lease,
both parties will work with the leasing team to complete any
necessary paperwork.
Do I have to pay for parking?
Parking is free and on a first come, first served basis. Residents
and their guests can park anywhere within the community.
